A combined inspection covers a full visual assessment of the property's structure, roof, subfloor, interior, wet areas, and services — conducted under AS 4349.1:2007. The timber pest component inspects for evidence of termite activity, timber damage, fungal decay, and conducive conditions under AS 4349.3:2010. Both inspections are completed in a single visit.
Most inspections take between 1.5 and 3 hours depending on the property's size, age, and complexity. Older properties, larger homes, and properties with additional structures typically take longer.
You're welcome to attend, but it's not required. Many buyers prefer to join Andrew at the end of the inspection to walk through the key findings in person before the formal report is issued.
In most cases, your report is delivered the same day as the inspection — typically by email within a few hours of completion.
The Property Clarity Report is Impeccable's plain-English companion to the formal inspection report. Where the AS 4349.1 report documents what was found, the Clarity Report explains what it means — for your ownership, your budget, and your decision. It comes standard with most Impeccable inspections.

A visual building inspection does not include invasive or destructive testing, assessment of areas that are inaccessible or obstructed, compliance certification, identification of asbestos-containing materials (though age-related risk is noted), or assessment of council or body corporate records. The scope is clearly defined in the pre-inspection agreement.
If evidence of termite activity or damage is found, this is reported in full. The report documents the location, extent, and nature of any findings. Andrew will walk you through the implications. Next steps — treatment, remediation, or further specialist investigation — are a matter for you, your agent, and a qualified pest manager.
Yes. Pre-auction inspections are available and are strongly recommended. Properties sold under the hammer are typically sold unconditionally — a building and pest inspection before the auction is the only opportunity to understand what you're bidding on.
